Materials and craftsmanship
Foundations
- 8″ x 18″ concrete footers.
- 9″ poured concrete walls with rebar.
- Damp-proofed exterior walls.
- Perimeter drains to sump pump to keep water out of the basement.
- Back-up sump pumps, and sump retainment walls for added flood protection.
Framing & Structure
- Engineered floor trusses or I-joists.
- Water-resistant subfloor: AdvanTech, Weyerhaeuser Gold, or LP Legacy to preserve structural integrity during the build process.
- 2 x 6 exterior walls for increased strength and insulation value.
- Engineered trusses to meet structural codes.
Doors & Windows
- Insulated 1 3/4″ fiberglass doors with composite jambs to eliminate rotting.
- Anderson 400 Series windows: wood interior, vinyl-wrapped exterior, with compression jambs.
Exterior Finishes
- Premium sidings with stone/brick accents.
- Composite or cedar beams to add detail and warmth.
Mechanical Systems
- Electrical: 200-amp Square D panel, Romex Copper wiring with ground.
- Plumbing: PEX 1/2″ or 3/4″ water lines: PVC drain/vent/waste lines.
- HVAC: Lennox 17 SEERA/C with Lennox 90%+ AFUE gas furnace; digital thermostat.
Insulation
- 1/2″ – l” sprayed foam to seal all voids and encapsulate the home.
- R-19 fiberglass batts in walls.
- R-50 blown attic insulation.
- R-13 soundproofing in baths, bedrooms and laundry room.
Interior Finishes
- High-quality trim package with solid-core doors, large casings and baseboards – painted or stained in our own custom trim shop.
- Custom cabinetry built to your exact needs.
- Quartz or granite countertops.
- Designer lighting.
- High-quality hardwood, tile, or LVP, per customer selections; carpet in bedrooms.
Communication and project management
- Weekly progress updates on JobTread.
- Regular walkthroughs at key milestones: framing complete, mechanicals complete, drywall complete, finishes complete, final punch-out.
- Transparent change-order process.
- Dedicated project manager as your single point of contact.
Scheduling & process
- Design & planing – Refine plans and selections.
- Pre-Construction – Site preparation, permitting, and scheduling.
- Build Phase – Efficient, orderly scheduling to keep the project on track.
- Finishing & Inspection – Thorough walkthrough and quality-control check before closing.
- Client Orientation & Handover – Warranty review, home mechanical operations review, and a job info packet with selections for your records.
- CELEBRATE
Warranty and ongoing care
- I-year builder’s warranty for materials and workmanship.
- Manufacturer warranties for major systems and appliances (homeowner register appliances).
- Scheduled check-ins at 30, 90, 365 days after move-in.
